Preventative Maintenance Program (PMP)

Long-Term Stewardship of Your Pavement Investment

A structured approach to preserving asphalt performance, reducing long-term repair costs, and extending pavement life through proactive sealcoating and pavement maintenance.

Asphalt pavement is a significant investment for any property owner. Like any asset exposed to weather, traffic, and time, asphalt requires ongoing care to maintain its performance and appearance.

At L. Browe Asphalt Services, we approach pavement maintenance through our Preventative Maintenance Program (PMP). This structured program combines routine evaluation, sealcoating, crack sealing, and targeted repairs to extend pavement life and help property owners manage long-term maintenance costs.

Why Pavement Fails Prematurely

Asphalt pavement deterioration is predictable and cumulative. When early signs of distress are not addressed, surface issues progress into structural failures that significantly increase repair scope and cost.

Without routine evaluation and maintenance:

• minor deficiencies accelerate
• repair options become limited
• capital expenditures increase disproportionately over time

Proactive maintenance is the most effective way to preserve pavement performance and manage long-term costs.

Pavement Performance Over Time

Asphalt pavement condition follows a consistent deterioration curve. During the early and mid-stages of pavement life, targeted maintenance such as sealcoating and crack sealing can significantly slow deterioration and extend service life.

Once pavement condition declines beyond a critical threshold:

• ride quality deteriorates quickly
• repairs become more frequent
• rehabilitation costs increase substantially

Preventative maintenance is designed to keep pavement within the optimal performance range for as long as possible.

Levels of Asphalt Maintenance

Asphalt maintenance and rehabilitation can be categorized into five levels based on pavement condition and severity of distress.

Crack Filling
Address structural cracks early to prevent water infiltration and base deterioration.

Sealcoating
A protective surface treatment that slows oxidation, protects asphalt from environmental exposure, and restores appearance.

Localized Mill & Patch Repairs
Removal and replacement of isolated distressed areas using hot mix asphalt.

Resurfacing (Overlay)
Placement of a new asphalt layer over existing pavement to restore ride quality and extend service life.

Full-Depth Reconstruction
Complete removal and reconstruction of failed pavement sections when structural deterioration has progressed beyond repair.

Preventative maintenance focuses on delaying the need for higher-level interventions.

The L. Browe Preventative Maintenance Program

The Preventative Maintenance Program is a complimentary service offered to many of our paving clients as part of our long-term service commitment.

Each year, typically between February and March, our team will:

• Visit the site in person
• Evaluate pavement condition
• Identify early indicators of deterioration
• Provide prioritized maintenance recommendations if appropriate

Some evaluation cycles may require no action, while others may benefit from targeted maintenance such as sealcoating, crack sealing, or localized repairs.

Participation does not require enrollment fees or ongoing obligations. All recommendations are advisory and designed to support informed long-term planning.

Who Benefits Most From the Program

The Preventative Maintenance Program is particularly valuable for property owners and managers responsible for maintaining large paved surfaces.

Properties that benefit most from structured pavement maintenance planning include:

• retail shopping centers
• office parks
• medical facilities
• apartment and condominium communities
• industrial properties
• schools and recreational facilities
• private roads and large residential estates

For these properties, pavement represents a significant asset that requires ongoing evaluation and care. A proactive maintenance strategy helps prevent costly repairs while maintaining safety and presentation.

Built Into Our Client Relationships

The Preventative Maintenance Program reflects our philosophy that paving is not a one-time service — it is a long-term partnership.

By monitoring pavement condition over time, we help property owners:

• extend pavement life
• plan maintenance strategically
• reduce long-term repair costs

Well-maintained pavement performs longer, presents better, and remains safer for everyone who uses it.

Tennis Courts, Driveways, and more! Find out what a recent client had to say:

“A couple of weeks ago I had my tennis court done by your company. The project was executed on time, much quicker than any other proposal I had. I am very happy with the way the court looks and delighted to have done it with your company.“
